How it works

Three steps to deal flow.

  1. 1

    Request access

Tell us your target markets, cash position, and what you buy. We verify investor status so the portal stays buyers-only — no agent traffic, no tire-kickers, no fake offers.

  2. 2

    Find a deal

Browse live Texas inventory the moment we lock it under contract. Every deal page comes with comps, ARV, repair estimate, and a flip/rental calculator pre-populated with the property's numbers.

  3. 3

    Close with Diamond

Submit your offer inside the portal. Single-closing assignment via a Texas-licensed title company — one set of fees, no double closings. A real transaction coordinator keeps inspection windows, lender deadlines, and title docs on track.

Investor wins

What investors bought → what they resold for.

Investor FAQ

What investors ask first

Is the portal really free? Where is the catch?

Yes, free. There is no membership fee, no subscription, no monthly minimum, no upfront payment, no exclusivity clause, and no hidden fees. Every deal is a single-closing assignment of contract — no double closings, so you only pay one set of closing costs. Every tool on the portal (vetted contractors, vetted lenders, flip/rental/rehab calculators, transaction coordinator) is included with portal access. We make money on the spread between contract and assignment, paid by the deal at the title company. You only pay for the property itself, on closing day.

What tools come with portal access?

Verified contractors and trade specialists in every Texas metro we serve. Verified lenders (hard-money, DSCR, conventional) who already know how Diamond deals close. Flip, rental, and rehab calculators built into every deal page and pre-populated with the deal's numbers. A real transaction coordinator (a human, not a chatbot) who keeps your closing on track — inspection windows, lender deadlines, title docs. All included free with portal access.

How does the marketplace actually work?

Diamond locks up off-market Texas residential property under contract directly with sellers. We then assign or wholesale that contract to investors on our buyers list through the portal. You buy the deal, take title at closing, and execute your strategy.

Can I really submit offers right in the portal?

Yes — that is the whole point. Set your offer amount, close date, and financing type, add notes if you want, and submit. We respond inside the portal, usually within 4 business hours during the workweek. No email tag, no phone calls, no negotiation theater.

Do I need to be accredited?

No. This is a real-estate marketplace, not a securities offering. There are no accreditation requirements, no minimum net worth, no SEC filings.

How fast do I need to close?

Typically closings range anywhere from 1 to 4 weeks. Expectations for closing are set prior to contract execution.
