1. Who we are

This website is operated by DACQ INC doing business as Diamond Acquisitions (“Diamond Acquisitions,” “we,” “us,” or “our”), a Texas-based real estate investment company. This Privacy Policy explains how we collect, use, disclose, and protect personal information when you visit diamondacquisitions.biz, submit a form, call or email us, or otherwise interact with this marketing website.

Separate products we operate — including the investor marketplace at marketplace.diamondacquisitions.biz — may have their own privacy notices. When you use those products, the policy posted there applies to that use.

This notice is provided in accordance with the Texas Data Privacy and Security Act (TDPSA), effective July 1, 2024, and other applicable laws.

2. Information we collect

We collect information you provide and information collected automatically:

  • Seller / cash-offer inquiries: name, contact details (email, phone), property address, and details about the property or your situation.
  • Investor, realtor, wholesaler, and partner forms: name, contact details, company or license information, deal or market preferences, and any notes you submit.
  • General contact: whatever you choose to include in a message, email, or call.
  • Automatically: IP address, browser and device type, referring URL, pages viewed, and similar analytics or advertising signals via standard tools (see Cookies below).

3. How we use your information

We use information you provide to:

  • Respond to your inquiry (cash offer, partnership, investor interest, or general contact)
  • Underwrite and present a written cash offer when you ask us to evaluate a property
  • Communicate about offers, closings, partnerships, and follow-ups
  • Comply with title-company and legal requirements at closing
  • Operate, secure, and improve this website and our marketing
  • Comply with law, prevent fraud or abuse, and establish or defend legal claims

We do not sell your personal information. We do not share your contact details with third-party real estate agents, lead aggregators, or other home-buyer companies for their marketing.

4. Text messaging (SMS)

If you provide your phone number when requesting a cash offer or otherwise contacting us, you may receive text messages about your inquiry — for example, to confirm we received it, ask brief questions about your property or request, and arrange a call. These messages respond to your request; we do not send texts to purchased lists or to anyone who has not contacted us or opted in.

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging opt-in data and consent are not shared with any third party for their marketing.

You can stop receiving texts at any time by replying STOP, and get assistance by replying HELP. See our Terms of Use for full SMS program terms. Consent to SMS is not a condition of receiving an offer.

5. How we share information

We share personal information only as needed to run the business, including with:

  • Service providers who host this site, process forms, send email or SMS on our behalf, provide CRM or analytics infrastructure, or support advertising measurement (for example hosting, form, CRM, email/SMS, and ad platforms under contract)
  • Title companies, escrow, and transaction parties when needed to evaluate or close a real estate transaction you requested
  • Professional advisors (legal, accounting) under confidentiality obligations
  • Authorities when required by law, legal process, or to protect rights, safety, or property

We do not sell personal information to data brokers.

6. Cookies, analytics, and advertising

We use cookies and similar technologies in three categories:

  • Necessary — Required for the site to function (security, form state, your cookie preferences). Always on.
  • Analytics — Google Tag Manager and, where enabled, web-analytics tools such as Google Analytics, to understand how visitors use the site so we can improve it. You can opt out of cookie-based analytics via the cookie banner.
  • Marketing — the Meta (Facebook/Instagram) Pixel from Meta Platforms, Inc., Google Ads from Google LLC, and similar advertising tools that let us show you Diamond Acquisitions ads elsewhere on the web after you visit our site. We may also use a server-side Conversions API to send event data directly from our servers to those platforms for measurement accuracy. We do not intend to share your name, email, phone, or property address with these platforms in clear text — identifiers used for matching are hashed (for example SHA-256) before transmission where industry standard hashing applies. Accepting marketing cookies may constitute consent to targeted advertising under TDPSA; you can decline or withdraw via the cookie settings described below.

We also use Vercel Web Analytics, a privacy-friendly, cookieless measurement tool that reports aggregate traffic without setting cookies or tracking you across other sites.

You chose your cookie categories the first time you visited. You can change that choice any time using the cookie settings link in the footer.

Texas residents (TDPSA, effective July 1, 2024): You have the right to opt out of targeted advertising, the sale of personal data, and certain profiling. The cookie banner (and cookie settings link, when available) provides the opt-out mechanism for marketing/analytics cookies. You can also email privacy@diamondacquisitions.biz to make a verifiable consumer request.

7. Data retention and security

We retain inquiry and transaction-related information for as long as needed to respond to you, complete a transaction, meet legal or accounting requirements, and resolve disputes. Marketing analytics data is retained according to the settings of our analytics and ad tools and our internal needs.

We use reasonable administrative, technical, and physical safeguards (including HTTPS/TLS in transit for this site). No method of transmission or storage is 100% secure; we cannot guarantee absolute security.

8. Your rights (Texas + applicable state laws)

Subject to applicable law (including TDPSA for Texas residents), you may request to:

  • Confirm whether we process your personal data
  • Access or receive a copy of personal data we hold about you
  • Correct inaccuracies
  • Delete personal data, subject to legal exceptions
  • Opt out of sale, targeted advertising, or certain profiling (see Cookies above)

Email privacy@diamondacquisitions.biz or write to the address below. We will respond to verified requests within the timeframes required by law (generally 45 days under TDPSA, with a possible extension). If we deny a request, you may appeal by emailing the same address with the subject line “Privacy Appeal.” If an appeal is denied, Texas residents may contact the Texas Attorney General’s consumer complaint process.

9. Children

This website is intended for adults. We do not knowingly collect personal information from anyone under 18. If you believe a minor provided information, contact us and we will take steps to delete it.

10. Changes

We may update this Privacy Policy from time to time. The “Last updated” date at the top will change when we do. Material changes may also be highlighted on this page. Continued use of the site after an update constitutes acceptance of the revised policy where permitted by law.
